San Francisco’s three priciest home sales of 2017

In a year of much news: fake, verified, happy, sad, perplexing, real estate news has been equally bizarre. Everything from the tallest mixed-use building on the West Coast offering a $42 million penthouse to a fire-damaged Sea Cliff abode listing (with no interior pictures!) for $3 million made the headlines in 2017.

For less drama, we sought out the top three single-family home sales for the city of San Francisco this year. But there too we found drama, namely in the amount the top sale closed for.

No. 1: 2712 Broadway

A resounding first place goes to 2712 Broadway that made news for being San Francisco’s most expensive single-family home listing of 2017, and indeed among the most expensive ever. Pictured in the gallery above, this “modern masterpiece” of seven bedrooms, seven full bathrooms, three half baths, a theater, wine cellar, fifth-floor rooftop lounge and deck with stunning views could have also made news for its design alone, or for being built at all, so rare is new construction on Broadway.

Lest the sheer size of 2712 Broadway concern you, know that it was built to meet LEED Platinum standards. The San Francisco Chronicle reported that the home uses “solar to produce almost 40 percent of the reference energy” required within it, plus that “rainwater is stored in underground tanks for reuse in the yard.”

Built in 2017, this 11,400-square-foot abode was also this year’s biggest sale, closing in July for $38 million.

No. 2: 3540 Jackson

In second place is 3540 Jackson, an off-market deal that closed at $15 million. The Presidio Heights home, built in 1938, has seven bedrooms, seven bathrooms and sold in March.

No. 3: 2700 Broadway

In third place is 2700 Broadway.  This eight-bedroom, five-and-a-half-bathroom mansion sits on a Pacific Heights corner lot, looking a lot like something from Hitchcock’s movie “Vertigo.” The home closed in April of this year for $13.9 million.

A big year, very big indeed with $38 million in the mix. If this seems crazy, stay tuned for the top three highest over-bids of the year, which include one listing that sold for almost 100 percent over-asking.
